They can make the finishes their own, they won't value their time spent managing the cosmetics (they'll only consider their material costs), and they'll think they got a deal.

In hearing that the tenant was leaving on peaceful terms, the owner agreed to let her remain until September....Not sure how this ties into the story, but the following month (July 2104) the tenant filed for bankruptcy. ...A few months later (October 2014) during a routine walk-through, the owner noticed that there was a mattress in the house.

Her house is worth probably $120k as-is (needs cosmetics), she owes ~$130k, and ARV is $135k at best.

My girlfriend lives in a MFR (4 unit including landlord in basement) and her landlord doesn't do much for the place as far as cosmetics, even a broken handrail which is hazardous.

Hypothetically if I were to purchase this and just do some cosmetic work to make it have a little more curb appeal and charge $550 per unit would this be a deal you guys would pass or go through with?
