Comps with a pool vs without one etc.... area of country etcI personally don't like rentals with a pool unless it's pretty high A class area....maintenance, both long and short term and liability ....more wear and tear on property since pools often attract kids and social gatherings etc...So not a big fan of having pools at my investment properties.....

You're able to realize efficiencies of scale, reduce your risk, and scale faster.I'm personally not a fan of paying off your properties completely, because your Return on Equity (ROE) is usually pretty bad.

I am not a big fan of using a rule of thumb so, seeing your spreadsheet gives me more peace of mind regarding getting the numbers right. 

Personally Im a fan of leverage.

I've never been a fan of high pressure sales people either.  

@George Blower My husband is a huge fan of the podcast and always finds something of value for his business ventures even when they aren’t directly related to real estate.

The HOA's are ok as they offset a large portion of your Capital Expenses and provide even lower maintenance housing than your traditional SFR's, but in Indianapolis, I'm still not the biggest fan.
