If I were going to house hack and wanted to keep my mortgage payment (P&I) below $3500k/mo with a 3-5% down payment loan option, these are the areas I would look at.

I used Zillow to list my rental and accepted someone's application however after my few interactions with them on the phone some major red flags have come up and I wanted to know am I under any legal obligation to rent my property to this person. 

If you do that for six months and never miss, you will find mentors, partners, and friends that will be harder to find as a new person in the forums here.

You can go out in town on any night and listen to realtor, or mortgage person talk about how slow it is and how they have no transactions for a few months.

We actually keep marketing your property and accepting back up applicants until yourproperty is actually occupied.

We are exploring keeping the property, at least for a while for a STR, already know ok per city regs. 

I make sure to ask that the person applicant gives me is the owner not the property manager
