I've had a condo where the condo board was horrible and spent money like it grew on trees on things that didn't need to be done and others where they were really good, made a budget and stuck to it doing major renos with no extra fees.If you can, I'd look into a single family home.

I had a estimated a budget of ~$5k for repairs.

I'd replace the kitchen counters with granite, but I know that might be out of budget. 

I'm 31 now and would like to have some added financial security by 45 to supplement my income.I would say cashflow is the main priority, realizing that appreciation can be limited if I stick to the Canton market within my budget.

I would suggest putting together a pro forma/budget.
