With a land lease holder eager to FC on the unit, you'd need to get that note at a deep enough discount to make it worth the time and effort to deal with all these problems.Nevada is the only place I know of where HOA's have super lien status. 

If you buy it at a deep enough discount and you have to replace everything then you have no risk if you buy it at fair market value then everything is a risk if you miss it.

Still, I was able to get steeper discounts in hot markets because I offered cash.

That's a nice chunk of discount there at 66% off asking price.

I feel that settling down for 1075 while the market dictate for 1200-1500 is too much of a discount.

@David Hooper You're right that it's impossible to find 20-30% discounts on the MLS in Fort Collins (and most/all of Northern Colorado).

You can find real estate deals that are deeply discounted with some hustle.

How much of a discount should I get?

Bought all of them at a good discount,so not a huge deal really but could have had great deals and now only have some good ones instead.
