@Faustin Hoover Wholesaling is running rampant in this city...while this is a personal prediction, we're reaching a point where enough brokers/agents are getting irritated and pushing back...the Division of Real Estate is the regulatory agency...typical state government...almost a total lack of accountability and oversight.

I worked  on finishing homes in the San Francisco bay area for 30 plus years and nothing irritates me more than hearing people have contractors run them over doing what they want to do not what the customer wants.

Even writing this is irritating to me as it is convoluted and very favorable to the sellers.As anyone used an escrow account in that fashion?

Sounds like a toxic person if they're genuinely getting upset over it.

On this first property I just did non-toxic paint, called ecos throughout, tried to pick low-voc adhesives etc. refinished existing floors, used some materials that my dad had left over from commercial projects, and went to a place called Community Warehouse downtown, which has a lot of excess building materials that have been donated.

Most tenants are going to get irritated after a bit if there is a lot of construction going on.

Also save all communications and show them to code enforcement and hold them for a possible law suit if the mold is toxic.
