There’s a lot of considerations in a commercial lease like pass through expenses, CAM, system maintenance etc. 

Other benefits are its easy to raise capital for deals, income goes up and so do values over time, ability to pass on operating costs through CAM, tenants can be longer term that more residential deals, in financing there is the ability to get non recourse financing just to name a few

Dale Osborn Most of the NNN leases I have done have included Security Deposit including an additional CAM Deposit.

For a person to install a porch cam to monitor activity, no big deal (the're inexpensive now also).

I put in all new smart thermostats (dual zoned HVAC system), new mesh wifi system, outdoor surveillance cameras and doorbell cam.

I actually played professional basketball in Australia and cam back to the states and got a Sales job.

I prepared pre screening criteria, which Cam shared and tweaked it based on the inquiries, market and interest.
