Either way, I don't think having a real estate license will be necessary, but it might make things more convenient if you invest locally.

And you might assume the busy street might be a turn-off but there actually seems to be a lot of demand for small residential on busy commercial streets because of the convenience factor.My last consideration is, regardless of what I end up doing with the property short-term, I think it will be a great buy long-term due to the high traffic count street.

I'm not looking to sell real estate as a career at this time, I just want access too the mls and be able to look at houses on my convenience. 

I love the convenience of getting automated MLS alerts from my agent when new properties are listed or prices change, etc., but I seem to have trouble communicating to my agent exactly what criteria I want sent to my inbox.
