Also used this as a teaching moment, reminding the tenant of my responsibilities and their responsibilities, recommending they get renter's insurance as I would not be responsible for their liabilities going forward.Turned out to be good move, the tenants stayed a total of 3 years with the husband doing same maintenance repairs for the cost of the materials.Overall it boils down to be fair and responsive.

My former wife used to teach elementary school located next to the Santa Ana River and cranes would occasionally grab them in their beaks and some of the catch would land in the school yard, only to be discovered by kindergarten kids with puzzled looks on their faces.
