Listsource is going to be your best bet for finding a good list to target for direct mail.

I have been door knocking on homes that just received notice of entering the foreclosure process, so far only been targeting those with equity taking into account closing costs and REALTOR® fees.

But unfortunately until I learn all the in/outs of my new target market which just takes time, I need someone to assist me so I can make the best decision possible.  

If I was still living there, on the north side, I would be targeting those areas, plus Huntersville on the 85 corridor.

Which markets have you targeted, and in what areas of SoCal?

We have built 16 units to start and are looking for some marketing plans or consultants to work with to target the appropriate renter demographic. 

So if I want to target Loans in the future the least I can do by now is to get Bank Account with a credit card...

Target folks with no to low equity.  

I used to target being the cheapest.  

You could try pulling a list of people or business entities that own multiple properties in your target area.
