If its too hard for me to explain to my 12 year old son then maybe its not scalable in the business model mindset.

I had this offer on a 5 acre tract in Northern CA.. the Agent this time listing agent was gone and no one was covering for him and he was going to be gone for 2 weeks well being 25 and highly motivated I figured out who owned it.. and contacted them directly and told them Hey your agent is non responsive so I am calling you.. ( somewhat of a violation I know but at 25 and hungry I did not care)  We put the deal together the seller liked my gumption and he turned out to own a software company in Silicon Valley lived in a mansion in Los Altos hills and we ended up doing deals together before he bought his 100 foot sail boat and left the country to sale the world..

Spoke with a son who mom passed away intestate. 

Her son also vandalized my vinyl fence that is on the other side of the duplex.

. $350 for a new fan and another $150 to have it installed.My son went to see why a hot water faucet wasn't working.

I bought my first home in 2019 as a fixer upper hoping to get done before my second son was born but was only able to complete half.

I had a woman DM me on Facebook just last week who lent out 50K of her son's college education fund to a RE broker she knew and trusted and thought she could learn from but has no security or written documentation, which makes me sad.

Getting cash back definitely fits my pretend-future-husband David Greene's velocity of money / BRRR strategy advice....but I kind of like to imagine owning the properties 30+ years, seeing modest/good cash flow year over year & appreciation, then letting my sons continue the business.
