We discussed selling or doing a 1031, but the commission would be about $50k, and we don't want to lose that now. 

When I'm selling as a FSBO, I usually use 6% as my seller's fees number - 5% split between 2 agents and 1% escrow/title fees.

Needless to say the relationship didn’t work so I had decided to sell the property but came to find out when someone wanted to buy it there was another persons name on the title that dated back to  when my father purchased it.

I did explain to them their options they had (such as sell it on the market, keep it and file BK, get a loan mod, and credit counselors out there who could potentially assist).

Floaters are painful today, but fixed was painful a couple years ago if you wanted to sell 3 years into a ten-year loan.  

Heres the situation:The property currently has tenants, the owner has told the tenants that he is selling the property and they will have to move out.The tenants asked if they could stay till the end of May.The already have a place they are moving to, they just can't move in till June 1Very reasonable, the tenants seem like they will not cause any issuesI would like to hold 10 or 15k in escrow until the tenants move out, I just dont know how to word that on a Florida offer/ contract.Any help would be great!

If I call a seller I usually just tell them that I need Price your are selling the house, how many bedrooms and bathrooms you have.

The sellers are motivated to sell.

SO the house did sell, and the buyer put up his EMD.  

There is street access because it's a corner lot.This would be my first new contstruction....my plan is to sell my current home (family issues, forced to sell) and move into one of the units as a primary residence for a year or 2 before leasing it.Question is - What is the order of operation to start the project...
