It was a slate roof , candles would melt in the summer , we did have a window unit , but only turned it on at night after the fan ran in the other window .

I'm partial to multi-units because it is often so much easier to cash flow than SFR and you still only need to deal with one roof, one foundation, etc.!

But I have plenty of cash reserve that if the AC, roof & water heater all took  a **** the same month, I could cover it.I really wouldn't recommend doing this on a first property or with low cash on hand.
