Take a look at the form @ www.irs.gov    When I did a sale of a primary a few years ago, I don't remember reporting 'income'.  

Your title report should have listed any easements on the lot.

Do you have any inspection reports for similar type properties?  

Much cheaper than putting in laminate and replacing it every 12-18 months when the tenants get tired of tripping over the raised seams and the surface starts to peel off revealing the fiberboard core.

Checking them out on a Google search or on a rip off report site would be another thing that I would do before signing any type of contracts with these guys.
