I moved from Washington where the market is crazy and wanted to know if this area is reasonable or if there are any red flags I am not seeing/don't know where to look?

The CEO of Coca-Cola, the CEO of Red Bull, and the kid down the street with a lemonade stand are all in the business of selling flavored water, but you can't seriously expect them all to have the same business model because they're "running a business."

Just wanted to get some insight if it's needed as it's quite pricey.So my rental is in Florida in a zone X ( I think). 

How big of a deal is it to buy a property to flip in a FEMA DFIRM zone A area?

The property is zoned single family and I called the city zoning who told me that it wouldn’t be an issue to rebuild should something happen but the appraiser said the highest and best use was a SFH.

If it meets all zoning, state, and federal requirements, you may be able to convert it to digital, but I would do my due diligence on that. 

The wholesaler spent about $120k in EM deposit, new survey, Phase I, interior survey, and some letters from city on zoning.

Its a 4 unit property zoned as commercial. 2 x 2BR , 2 x 1 BR. 

And I'm making more money.So, I don't know if the profile pick makes a difference but I say let those that find you too quirky go work with someone that has no sense of humor. 100% agree bro.The folks who are too afraid to lose business and stay in the middle comfort zone all the time don't know just how much business they are actually missing out by playing it so safe.

We recently sold a rental property and opted not to do a 1031 exchange as we did not want to re-invest all of the proceeds in real estate so now I'm looking into opportunity zone funds to re-invest just the gain portion.
