I recall looking at boats with a buddy and the ones that made a journey across the ocean or during a storm were the ones considered sea worthy, not so much the newer boats as they had not yet been tested.

I have 2 active S8s now, but don't recall any issues in the S8 lease. 

Another litters the front yard with cigarette butts, again stepping away from their apartment and sitting in front of mine.... because when the weather changes you don't want to go far from the building.

We planted edible landscaping/trees around the whole place to attract wildlife and built the house with both front and back decks to sit outside and enjoy it.

A lot of these apartments for sale have no prior history of being sold and are sitting on an assessed value of only a couple thousands higher than what it was 20 years go.

I just happened to see the owner this morning and told her that we were interested in her property and wanted to sit down with her to talk about an offer we'd like to propose. 

You would have lost all of that cash flow in the meantime, and would have actually lost money due to inflation and your money just sitting there.Second, why would you assume that interest rates are going to remain the same during the downturn?

I am looking for someone who is willing to sit down with me for an hour and go over a current lease, discuss a tenant situation, and talk through my options.

I never ended up proceeding, so can't recall if they required an LLC to continue.
