I start with cleaning and repairs, then I apply it towards utilities, legal fees, late fees, and rent, usually in that order.I also have a holdover clause that says the tenant is charged 4x of the monthly rent, prorated daily if they hold onto the property after lease termination.

The key is the fed knows they need to help mortgage rates right now so if they lower the fed rate AND stop selling the treas bonds in their porfolio, that will help create more demand for bond sales to keep prices up and get rates down a bit.I can see mortgage rates hitting 5 to 5.25 by spring of next year.

I bought from a primary homeowner in Indianapolis metro area who took really good care of this home (I did live in this house and rented it out when I moved back to California) and from a flipper in Indy more recently.As far as primary homeowners, they can range from taking really good care of the house to someone who has a lot of deferred maintenance - I renovated a local property that had a lot of issues.
