I recommend buying a duplex or bigger in Lakeland/Plant City with a 203k loan.

People that would otherwise be staying in a motel for a month or two while they work on those large upright structures of steel at a petrochemical refinery and associated nitrogen fertilizer plant. 

Adding 2% to the interest rate makes any deal suffer.

@Michael Plante obviously finding the deals is a huge part of becoming successful as a turnkey provider but there is more to it than that for sure.

It is a pain to switch and your listing and bottom line will suffer so take care on who and how you choose. 

In some states it may take up to 24 months to foreclose on a property all the while the lender/seller would probably be paying insurance, accumulating property taxes, and suffering the effects of depreciation and wear and tear while the buyer/borrower collects rents and does no maintenance.  

Everyone in the HOA will suffer.
