at least getting 50% of a quality list that you can actually use.  

Hey Jonathan,It's definitely a great rental market and you are going to have a strong demand if you have a quality rental as Kyle mentioned you have great schools all around you and you are pretty close to Glades and 441 intersection where you have a lot of stores and amenities as well as the West Boca hospital is right there(living in West Boca unless you are going to the beach you don't really need to leave the area).

The biggest rehab projects were redoing the flooring (with sound barrier underlayment) on the whole house, upgrading the addition on the upstairs to match the quality of the rest of the house, hanging drywall & sound board on the ceiling of the basement and upgrading the basement kitchen/bathroom.

The second appraisal came in at 49K of which the bank will loan 39K which leaves me short for the outstanding 54k balance.I finally had enough and expressed that I felt I was walked into a bad deal and I was mislead about the entire thing.

You should be able to find a contractor that will install a complete system and do a quality job for $6,000 or less.

And the quality of our state and local services is among the very worst in more areas than I can count.

Hi @Jake Drappi, I can't speak to oil tanks at all, but regarding due diligence on this purchase I'd recommend having a full-blown home inspection done on the property by a quality home inspector. 

All real estate is local and as long as you make sound judgments on the quality of the investment and conservative with your numbers, you will be fine.

You don't gain any added guarantee of the quality of the person you choose, just because they live next dor.3 - Better deals. 

That way you still get quality tenants that will pay their rents.
