I am looking in the North Jersey area, if there are any investors in North Jersey that have done business with mortgage brokers in the past and would refer please do!

I am currently looking for a buy and hold property in the surrounding areas near Charlotte and Raleigh, North Carolina.

I'm limited with what I can afford so I'm going to try to find a single family that I can "fix up" and build some additional equity (looking at south Forsyth) or find a single family farther away but with an additional lot that I can sub divide (looking at north Forsyth).

Isaac I ran into the same issue purchasing a 3flat on the north side.

I have some unimproved land North of metro Atlanta under contract again.This is planned to be a 1031 cash sale.

I live in North Jersey and would want to stay in that general area.

I commented on your other thread.. sounds like in your state there are upset rules... and or redemptions.. foreclosures require big boy and big girl pants.. nothing unethical about trying to upset you .. as long as its legal nothing wrong with it.I know there are some crazy rules in north Carolina when I was contemplating getting set up in charolotte to buy courthouses steps and I waffled and then decided to go to GA.. were there is no upsets.

Our life style is modest, but we make decent livings (well north of 125k a year before any overtime or bonuses) and our kids college is already paid for.

Maury County and Tyler's recommendations would be even further, but there are plenty of rural communities north of town that haven't experienced any boom at all.
