@Johann jells gotta love the stupidity of others, no care lack of common sense, I just don't get it, your right tho some contractors just don't use there brains

Is this making sense now. 

I opted to assign S8 rents to PM because for me it made sense that if they are taking care of the rents, they might as well take care of all the rents.

Trying to figure out which makes the most sense.

What would is the normal amount to request for seller financing...is 20% etc. which should be reasonable and make sense for a purchase.

If you do this long enough you will get a sense of what a good deal is.

As long as we can create a good estimate of expenses we can make an offer that still makes sense.

Although it did not make sense for me at the time since a shorter time frame increases the monthly mortgage payment, the bank accepted the deal. 

I've never done it, but might make sense to put some notices in the house, taped to a window, the door, a flyer outside or something like that that states....THIS HOUSE IS NOT FOR RENT.....it is only for sale.
