I am searching into multi-family properties, moving into one unit and renting out the others, then eventually moving out and renting out all units.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Initial owner was on a contract for deed where, unfortunately, they were unable to meet their payment obligations. 3 investors involved in this deal. 1/3 split up front cost. 30 year conventional financing with one investor assuming loan while all parties had a legally binding MOU.

Are there any standard practices for acknowledging their contribution in the transaction, or any recommended ways to structure this working relationship to ensure it's beneficial and compliant for all parties involved?

There are some exceptions for multi family.Call the city and see what they say what areas it is allowed.

I would consider house hacking a multi-family in San Diego or look at buying a bunch of single family homes subject to in Arizona/Utah with low interest rates that can cash flow and have relatively low CAPEX. 

DSCR loans are not just for SFH purchases - it can be used for condo units and multi-family properties as well.
