I personally know of one guy who went to jail for totally unnecessary real estate practices (btw, he had about 400 properties but he was a lazy s_b and took every shortcut you can imagine as a regular practice on repairs, loan apps, docs - the works) - was 400 being a success at the price of going to jail?

wondering if I should think optimistically since a seller was a contractor and probly did it right but was too lazy to pull permits or pessimistically that he cut corners because he’s a contractor and knows what he can get away with...

We have brought up the idea of having the lower tenant take care of all of it but I am afraid this may effect vacancy on that unit...people are lazy.

Some people let their pets (and kids) just run wild and do whatever they wish....that, you of course don't want.I currently have one tenant with a Pit-type dog; that dog is a lazy bum.

They should have your proceeds check ready that day unless it is late in the afternoon when it records it may be the following morning.
