As soon as I and renewed the lease the tenant wrote me this long message with all these thing wrong, including drain smells bad(she’s been putting bleach down the drain to kill the odor, the lights in the kitchen and bedroom are flickering(this ones easily fixable) & the bathroom floor is in-caving because of water damage(she suggested a new shower door).

You should be able to come up with a down and dirty cost to do a full kitchen, full bath, half bath, carpet per sqft, tile per sqft, etc, etc.

We are however, going to remove the hanging cabinets between the dining room and the kitchen.  

Kitchen (break room), hallways (common areas), etc.

We are getting upgraded kitchen with built in microwave and oven and gas range.

I think the kitchen uppers were added after I went away to college.  

The kitchen had lower than standard cabinet countertops to accommodate but are being torn out.(1960’s 70’s)  I know that I’ll be going back with standard cabinets but unsure about framing up for standard 32” interior doors instead of 36”.

Inside, I really like the current open concept, but think a pony wall (Image 4) between the two patio doors can create illusion of separation between front entrance and the patio door, and separate the entrance hallway from the kitchen while maintaining the open concept.

We have found houses that cash flow in the outlying cities such as Kent, SEATAC and Des Moines but we would need to put 10k in to make a kitchen downstairs.

Other articles have referenced that if tenants are sharing a living space (kitchen, living room..) then you can specify gender.
