What commission options do you have and what do you prefer?

Rent to own is an excellent strategy but it's not for individuals in the situations your tenants are in.

Then it's on the individual to pay their bills like a good citizen.  

I think for an individual looking to learn or looking to do a deal these markets should not be frowned upon as they serve a purpose.  

I always prefer to have an annual lease though

No doubt, it's a risk tho..Naturally I would much prefer something with less overhead that performs well, and I'm willing to buy my way into an established market, but then I'm starting from scratch, and frankly despite having some reasonable tools at my discretion I don't really know how to data mine the entire US.Now that the dust is starting to settle after years of being in the trenches with this duplex, it's clear to really make money with this you have to have a portfolio, as I read in an article from this site, 1 or 2 rentals ain't gonna do it.

With it being a sellers market and people having a lot of cash floating around, it can get challenging landing a deal because sellers will almost always prefer either cash or a conventional loan over an FHA. 

But if someone does manage to damage it, individual pieces can be replaced instead of having to repair the entire floor.
