It's slow growth but the properties cash-flow and the journey goes on.

If the smell is musty or at all resembles 'organic growth" (mold) then check the air handler, intake, duct lines, and filters.  

We have teams and systems already set up there, so that’s going well.What I really need help with is, I also want to expand to Texas, maybe Georgia or any other investor friendly state to replicate what I did in Canada which was buying boring single family long term rentals in quality cities with great GDP growth, job growth, population growth etc.

Lower entry point to the market and the market met my criteria: diverse private-sector economic opportunity, military presence, millennial growth / presence.

Look for vacancy rates, job growth, population size, population growth over the the last 10 years etc.

I have found whole-life very beneficial for my real estate growth and working with the right people who understand how to use it for the purpose of buying real estate. 

I've been here for almost a decade and enjoyed every year of it thus far with my second home in Miami which has also seen enormous growth.

The only real downside to me for our market is job growth in terms of wages.

You may choose to avoid the entire west coast due to rent control, heavy regulation, or Tenant-friendly laws.Look for cities with projected growth, affordable housing, and the kind of tenants you want.
