Before owning a home I've rented from 5 different landlords over the past decade and all had their own unique management style.My first landlord gave me a 6-pack of Corona and a Christmas card and left it at my door for me to find when I came home from work during the holidays.

These states are constantly extending their eviction moratoriums and I believe they will extend them through the Holidays!

I'd love to give my tenants a "rent holiday" for April but then what about May or June?

So if someone moves out the end of October or November with all the holidays and whatnot, the property could potentially be empty for a while.

Giving the tenant 90 days to get past the Holidays and get us past the Covid eviction moratorium might be the safest way to go.

Hopefully I can get penciled onto the nice list and get a power saw before the end of the holidays:)

However, she said they would make December 1st work if I wasn't comfortable with that.Given the larger deposit, the upcoming holiday season, and their apparent willingness to do whatever I'm most comfortable with, I'm emotionally inclined to tell them I will waive the late fee just this once under the circumstances but that the lease will be strictly enforced moving forward.

Our company is going to send out a small client gift around the holidays as a way to say thank you.

Tenants don't expect holiday gifts from their car dealer or the cable company, etc.
