It's not impossible, but there's a very small percentage (I'm thinking single digit percentages) of sellers that list on the MLS who are willing or able to do a LO. 

Newbie investor with excellent credit, I presently own my SFH .

For starters, I could definitely use some good referrals to an excellent real estate CPA and an excellent real estate attorney in the area.  

So far, I've just been scraping market data from city-data and then using v-lookups in excel to score individual properties. 

 I am looking for a VA to do post project hours from timesheets to excel. 

It's excellent that you are a realtor - that will help you a lot. 

My wife and I both work salary paying jobs, have excellent credit, have 50k+ in available credit via credit cards, a few personal lines of credit but not a whole heap of savings.
