Many meetups are virtual right now.

By bringing your personal savings you are enabling your IRA engage in a transaction it otherwise not able to participate, this would be considered "prohibited" by the IRS.If you wish to stay out of trouble follow advice of @Daniel Dietz: make sure each transaction your IRA is involved with is "arms length" (no "disqualified person" is involved in the transaction).

We have looked into homes nearby hospitals and universities, we thought that our target could be nurses or students ( i am not sure with college being virtual, if this will be a problem).

Virtually all return ADU addition projections (pro forma) that I have seen do not include the initial loss of return in the calculations.  

@Charles E NielsenI think with virtual access to almost anything today and being able to meet with anyone online via zoom, I don't think location is an issue in today's day and age.What you need to do is a self assessment in regards to how much money do you have at your disposal, what your credit score is and what you income from W-2 job comes from.
