To focus on having less of bills for a potential loss of income is like getting a set of denture made just in case ones teeth rot out, vs brushing them (skills maintenance) to prevent the loss in the first place.  

Ask yourself this, would it make sense for me as the owner of a mortgage company to basically generate a customer for a loan officer and pay them out top-dollar when they were handed a lead or should I hand that deal to a loan officer assistant to get through the pipeline and keep the revenue?

I work with primarily out-of-state investors in both the east and west coast and they made great investment choices investing in both turnkey and BRRRR opportunities.

I am personally happy with my decision as I made more money with real estate than if I left it in the 401k / IRA.If you can make a higher return in real estate than in the stock market, I think it makes sense and the added return will pay for the penalty paid now.

I want to use maybe the first dozen jobs or so as free labor for the customer.
