Hi BP Family, I am reaching out in hopes someone that has experience in the mix-use commercial space will be able to shed a bit of light on a problem I have run into.

I am considering trading out and moving into some industrial space.

If you have shared space in your primary home then you can kick the tenant out anytime with short notice. 

Here is my situation; I am looking to purchases a commercial property in Shenandoah, IA. here is the description:SD LOTS 496-504 CRIP W 20' E 45' LOT 6 & PT VAC ST ADJ SW. the tenant occupying the space will be leaving at the end of the month but the seller's niece is only wanting to keep the back half of the property as a hair salon and wants nothing to do with the store front or the apartments upstairs.

-My business partners and I will be subleasing the space from the Landlord-The space we wish to occupy is too large for us at the moment.

The problem is, the space in between the two condos should be outlined in your HOA bylaws on who is responsible.

@Joseph Cornwell I can’t imagine you will be able to keep good tenants in the long term space with the top floor being transient.

The fully-finished basement provides lots more living space with a family room, two additional bedrooms, and the second full bathroom - complete with washer/dryer.

All, Has anyone utilized BRRRR in the short term rental space?
