Here in California and the west cost a mold issue can attach its self to a property under the disclosures until a certified mold abatement professional removes it.

Send a notarized invoice along with a letter from your attorney, he may draft one up for you for few bucks. this way they know you have already started the process and are not fooling around. send it certified mail

I am not an expert but I believe buying property as a foreigner is a really simple process.

Jeanette Adler I have been advised you cannot do what you stated by the experts, therefore when using my solo 401k I use a servicing company that handles all of that for me

I am sorry to hear about your story and i believe it is a nightmare.I am a foreign investor (i live in Israel) and have my real estate business running in the states.At the beginning i was advised by friends to use certain brokers and contractors which i found out are really bad (lost more than 20K for thier mistakes) instead of giving up i decided to do my own due diligence and set a team of experts (people i interviewed and searched).Today i have a great and very experience team and we are doing great.

I am not an expert, but I believe that c/o usually means that whoever owns the house is alive but very ill, probably in a nursing home.
