Hello Friends, for about $400k if a person acted fast, for off market sale, could have 90,000 sf commercial building in fort Dodge ia. 

This incident triggered every trouble I'm experiencing now. 1) The officer from LAHD is after me saying that I need to register the property as a rental property and evict her with relocation assistance, which cost about $9000. 2) The Building department is after me with the order to comply: which I believe it might be better of demolishing the house and rebuild it. 

Does anyone have any tips on building a rehab team from scratch?  

I have a PDF I will gladly share with you, so that you know what to ask for before buying a condo, to make sure the building is in tact but also that the reserves will be enough to handle any upcoming repairs.

Meaning I was not a good candidate for his student profile.Here is my background info that I gave him.1) I have 2 homes, I live in one, cash flow on the other.2) I have little reserves, <10K but building up quickly.

The first way is build a team large enough to do it all in house, now you have a crew lead who can go estimate time and materials to get jobs done. 

Land costs make it very inefficient to build 1-4 at a time.

Then keep doing this every year or two and you will build a solid portfolio.

but I don't have any "builds on my record" only just done as a PM for others. 

You will build all the relationships you need if you go to add value and talk to people and learn.
