It's more complex than just having someone on the phone telling you what the bid is.To do it right, you also need teams of people to pre-determine a baseline of value, pull and analyze title reports, drive properties, pick up checks ahead of time, and yes, show up to the auction with a cell phone that won't lose reception.The service I use charges 6% of the purchase price or a minimum of $10K.

In the matter of 30 seconds I can type in an address and it gives me anywhere from 1-7 possible phone numbers and this is the only service I can find that gives you possible cell #'s too.My only complaint is their software is a bit clunky (Takes a minute or two to boot the software especially on a older computer) but I have about a 25% success rate on getting correct phone numbers when any other system ive used only got me around 1-5%.Hope this helps

Here you would hand deliver the notice, or mail it, then if they still don't get out file with the court.We just bought a 4 family and I requested contact info (cell numbers and e mail addresses) along with SSN's from the existing tenants, only one apartment complied.

Managed to hold onto the property through blood sweat and tears but then ended up selling it after 8 years and not really minding being a renter for a while now :)  Even though I want to own rental properties I'm hesitant to get into an (expensive) property for ourselves as it's just a lot to bite off and risk.

For a site this size, yes, someone will have to have a cell phone on their hip - the facility can't afford, nor does it need someone behind the counter full time.
