So you have no clear way to predict your future net worth and estimate an approximated point of financial independence.For each property I’ve been using a spreadsheet to calculate future value minus taxes and commissions to provide an estimated net for a certain sale date, then manually add the lump sum cash injection as an “income event” in Personal Capital, but you can’t associate any property related items together.

I have zero specific knowledge of this other than knowing someone who has a house with a video game addiction program out in the country where no one knows and no one cares....but my gut says you would have zero chance of doing this with a townhome lease because on top of every state, county, city and ward issue you will need to navigate, you have the homeowners association and very close neighbors who will raise holy hell.

On top of that, with consideration of mortgage interest tax deductions, appreciation in the market (which as The Woodlands becomes more expensive and people move away as WFH increases, this may end up being significant), and the ability to increase rents to a certain degree with updates to the units, this is the kind of property that could be a very stable, if not insanely profitable, investment.Why am I posting this?
