There's a niche business model called social entrepreneurism that's been quite successful.

At this time, Conrad Hilton began the internationalization of hotel brands, and in doing so had to muzzle the grand hotel model to conform to growth in other territories.

You will learn a lot in this process, but if you have no plans to use it for more than the learning experience and MLS access, you can do both of those things in other and easier / cheaper ways.I do have my license, but like Uriah, it has factored greatly into my business model, and will even more so as I progress.

Many people "graduate" from SFH to MFH just based on economy of scale as you ramp up, but I know MM (multi-millionaires) working just fine off the SFH model.

To offset that brain scatter id add a higher percentage to repairs as a worse case one size fits all model and be prepared and if nothing happens you'd just be in favor.

For this model, what are good lot sizes?

I don't care for that business model and personally won't deal with anyone like that.
