I'd try to find the investor you can work for, to generate money, while improving your score while at the same time, still searching for ways to find a deal to get started. 

My advise is simple..

I put every ounce of cash I have available into the brokerage account, because I have a risk allocation that is relatively risk free, and generates close to 10% in interest per year.I want to invest in a rental home.

Send the other 50% of the day on lead generation.

It would generate $2,100 per month.

If he is not 59 1/2 - I would likely advise him not to take the money out since he may be subject to a 10% penalty. 

I purchased a condo to use as a STR and the day after the sale was finalized we were advised that the dishwasher has been leaking for days, there is mold behind it, and there is water damage in other parts of the condo.

I'm currently focused on 2-4 unit, buy & hold rentals in the Dayton, OH area, with the ultimate goal of building an income generating portfolio that allows me to say goodbye to my career in financial planning & analysis.BP is an incredible resource, and I look forward to connecting with other like-minded individuals! 

I’m jumping ship, if you find me I’ll sell.I would advise against restricting my list too much to start, or learning too much.

Is that even advisable?
