I currently don't have any money, credit score is fair, but don't want to bother with the banks. is it possible to get money somehow to make the payments according to the terms agreed to?

Wife and I have high credit score and we are high income earners (her W-2 & 1099 for me). 

also how as this been going i see you posted this a year ago.I used the local credit union for the land loan.  

If the tenant creates additional charges, I deduct from their deposit.

I think it depends on how comfortable you want your tenants to be, but me personally I wouldn't add it.

General Contract Language- Broad language allowing PM to receive and collect fees from tenants so long as it doesn't explicitly conflict with said agreement (meaning any additional fees can be added even if not in contract)?
