I had about 1 million cash to invest, didn’t want to take a loan, and always purchase in one coastal mid Atlantic area where I have connections, know the market, and growth prospects are strong.  

If its a small area which has to be made intact its not a big deal, but if it is extensive area to be worked on, it might get pricy, it all depends from situation.

Hello Kristen,I am an investor friendly agent in the Indianapolis area.

It's not rural, as there are surrounding cities and the area is in need of rental properties.

HOA in that area that are lower on price, are not keeping the building in good conditions as this one, numbers don't lie. 

I would print out the law on this for your area and leave it with him in case he gets upset (sounds like he might?)

I've been looking at different programs, mostly through the government for areas that I'm interested in investing in, but have not really came across anything that I would be a candidate for.

There are a myriad of ways to go about the space, so maybe in the next 6 months you define your first strategy and work to execute on it.

I live in GA but not attached to that area- would you advise STR's or LTR's?
