Kohls used to be 100k plus sq ft but now see them at 40k to 60k sq ft.You could e-mail those tenant types you mentioned on their websites (look for corporate link or real estate and find out who contact is for that region).

I am on many mailing lists for MF syndicators and I have not seen any of them suggesting that they are planning on getting a return of 25%+ (or 20%+ in this market) but I am seeing some estimated returns and rent increases that are very aggressive.

@Alex Rand - I dont have zero experience in commercial, only residential, so maybe you should not listen to me at all...That said, with the ever expanding to e-commerce, the traditional retail has been and will continue to shrink, meaning the demand for retail space has been reducing and will continue to reduce....I would not get too greedy here....
