I am seeing houses  over priced and I see lot of 1980s built houses when I am looking at for my price range .they are not turnkey either hvac issue or some other issues .I am looking at Steele creek area not sure whether I need to change my search 

Ultimately, while the guidelines allow it, no residential lender will allow more than 4 units, and no commercial lender will conduct a VA Loan, so it's never been done, and I don't see a way that it will be. 

Many will talk about investing in "landlord friendly" areas and I know typically cities don't fit that criteria, but in my mind knowing the areas well and having a proximal location are important, but not talked about enough.
