Ask if there are any updates to the bylaws in the works, find out how active the HOA is, what the ratio of renters to owner occupied units is, etc.

If it is advertised with the famous "value-add" or needing TLC I'd assume 10-20K per door to repair and update it.

Updated electrical panel, new water heater, reconfigured kitchen with new doors/drawers, new countertops, new sinks, new plumbing fixtures, new appliances(seller provided), new flooring, new interior doors, new vanity, detached single car garage, new garage door opener, and newer heat pump.

There were some immediate capex upgrades and there are also annual capex upgrades budgeted for, this will also correlate to updating individual unit rents to near market values.

Definitely make sure you get in touch with the housing authority and get your payment details updated, some times this is suppose to be done by the seller, but I would not rely on that.
