By no means do I believe my way is the best way since everyone has a unique situation (income, expenses, risk tolerance, lift stage, etc).  

Lately I outsource most training to those who have a particular expertise in specific niches so I have more time for my own investing.Hi @Moses Lucero...great question and honestly it would be just easier to give some guidance over the phone or in person since we are both in Vegas...AND I would like you to take something into consideration.  

Are you interested in any particular niche or class of property for investing?

I've long thought that agents can up their game when it comes to service and skills, and there are some underserved niches in our area, so I went ahead and got my license once REAL came to Illinois. 

As anti-guru BP is, this would be one of the real estate niches I think you should very strongly consider a mentor.

I’ve found that new is a very good niche to be in as there is very little maintenance and you do get a much better tenant who is willing to pay a premium and take very good care of the unit....it’s not for everyone, but I’ve had some very good luck there.

Tons of stuff.Find a niche you like, run the numbers and give it a shot!

All legalities look fine in Rapid City, something zoned for rental can be used however I want.It seems like a unique deal that will give me some fire insurance on my first foray into the STR world, while also giving me the added flexibility of using the STR.

It all helps me as I try to figure out exactly what it is I’m wanting to invest in and what “niche” I wanna dive into!

Read books on investing in real estate, listen to the podcasts, attend webinars and stay active on the forums while connecting with other investors in your area and pick a niche.
