If you already have an ample reserve fund in place for the unexpected emergencies, then using all your excess cash flow to pay down the loan principle should be OK.

The HOA I worked for previously did this, put a little bit into bringing the unit to a condition it could rent and tried to recoup some of the long past HOA dues.The tenant that was put in place was given full disclosure of this so they were not surprised when the 1st position lien holder started foreclosure.

I can also tell you that there have been unexpected costly repairs, remodels, tenant vacancy etc that have come up, I have been able to manage them because I been in good financial position.You will not like my opinion.

However, I did turn away multiple people which was hard because I wanted that rent money coming in.Lastly, when saving up for it, make sure you also have extra cash available for unexpected expenses like maintenance, bad tenant, vacancy, etc...
