I have been working with Better mortgage so far because they have no lender fees and a couple other local lenders on the table, I have the capability of putting down 25% but obviously would much rather put down 20% so if anyone has some suggestions for lenders especially ones that don’t have a 6 month seasoning period for a cash out refi I would greatly appreciate the referral.

If I were doing it, I'd pick someplace like Luigi's Pizza on Crowsnest (if the food is good and if it's a popular place).This looks good because the tables can be pulled together and most people like pizza (a plus if there is beer and wine there too).I'd ask Luigi if he minded if there was a gathering there, and I'd pick a slow time for about 90 minutes maximum, to help ensure there would be enough seating and that it would be relatively quiet inside.I'd also encourage the attendee's to order some pizza or other food or drinks (because Luigi has to make a buck too).As far as the itinerary for the meet, it could be, open discussion meet and greet, or more structured with some type of presentation.And if you have any trouble speaking Italian here's a quick tutorial: https://www.youtube.com/watch?

At the end of the deal I get a share of $ no matter what just depends on desl/time table..with sf you can get it sooner after sale of flip/reno-do this over and over for the flip/reno..could be private lending 50k for example + get share of arv market sale+interest...50k could become 75k in 3 mos. vs MF when maybe it's a year-2 out but could also have monthly income until buyout if structured well so it's a win for all on this deal .

If they have resources this could turn into an ugly long term legal battle where nobody wins.What about focusing on other parts of the center for now creating value add and tabling this issue for later?
