FEMA and the insurance companies think they are flood areas because some gov study says that an area will flood once in every 100 years.

There are costs associated with not only getting your license but maintaining it as well - MLS, technology dues, local realtor associations etc.

There are a lot of things to consider, but if the building has been properly maintained over the years or professionally restored then there shouldn't be anything to be concerned about.
