Maybe you have a rich buddy, or maybe you can find a loan shark, I mean, hard money lender, that will set you up with a 20% APR loan with a balloon due in 2 years (because you're going to 'season' the property and refinance right?).

If the drainfield can be jetted that would solve that problem for a while.Also pumping out the tank every 2 to 3 years would be a good practice.  

Deflation: Even when markets tank, people still need a place to live.

And does the Landlord pay for the gas tank and how many months do they last. 

I could wait 5 years and have sky high interest rates to deal with if I try to convert to MFH then, and who knows the market may tank before then.

I can schedule the charge.. full tank 3 bucks. you can buy a used one of those that are grandfathered into the free super chargers.. plus no oil no tune ups.. the only thing you will spend money on is tires and windshield wiper fluid. and they are hands down safest car on the road in a collision.. plus they self drive ( at least mine do)  so that's very safe as well.I say spend the dough to protect the kids get a second job if you need more income.. especially a fire fighter.. all you guys have two jobs.

This economy has lots of gas left in the tank, so if you are sitting at the side lines today, you may be waiting a while.I could be totally wrong too.
