@Paul LaSpina Obviously consult with your attorney/CPA, but if there are only 2 parties you'll waste a lot of money, time and resources going the syndication (GP/LP) route.

Breaking down multifamilies more, you probably can make more money with less desirable properties that you have to invest money into, but that takes time, money, and a tolerance for risk... there's a lot of guides on this website for all the different types of real estate investing you can do.

I can't seem to find any resources that help me understand whether the HOA steps into position after the primary mortgage or whether the super lien (6 months of assessments ahead of all other mortgages) will only get the HOA their 6 months of assessments and then the primary mortgage and HELOC will get everything else.
