It's still possible they vacate but reduces the odds over regular office.You also need to compare in place rent versus what market rent you are targeting.There is more work in regular office and it's not for me.

This of course reduces our inventory.Increase in population - the most recent reports I have seen show a large influx of families to okc and I know that anecdotally i have heard from a lot of people moving here as we have tended to be more "open" than other cities during the pandemic (for better or worse).

I’m really intrigued on how that property type relies more on not only the investors ability to value add (e.g. renovations, repairs, additions, subdivisions, etc), but their ability to implement strategies to reduce costs (e.g. preventative maintenance, technology driven services, negotiating terms and rates with service providers, etc), which in return increases the NOI.

i left eXp after 4 years joining REAL in July, both are online with no physical offices unless a team has one, such as myself. eXp did really well for me, in terms of their stock incentives the provided when i first joined in 2017. since then, they have reduced the financial benefits and the main reason why i switched over to REAL which went public on the nasdaq in july.
