Red Deer is a decent place to be.

Every city has some regulations and zoning.  

as @Jonathan Greene mentioned, there are not a whole lot of multi Families in Verona, the town has a few areas zoned for it. you will find some 2 family homes around town and Jonathan is right on the average rent for 2 bedroom 1 bath.

If it is one lot/parcel and zoned for two units, meets health and safety codes should be good.  

@John Underwood I used to print out google maps and as I drove over a street I would color it in red until all the streets I wanted to visit were filled in with red.

I If i put my numbers  into some of the rental property analysis spreadsheets i see positive cashflow, but i am wondering if there are any huge red flags that I am missing.

We have opened zoned property right now and want to leave a section of it open zoned for our house.

Would a strip mall directly adjacent to a larger gas station raise any red flags?
